Roofing Contractor in Pearland, TX

Roofs, gutters and siding for Pearland homes, from the two-story subdivisions along Highway 288 out to the west side.

Pearland is one of the few cities in the area that sits in three counties at once. Most of it is in Brazoria County, with slices reaching into Harris and Fort Bend, and the address on your tax bill can change from one side of a subdivision to the other. What stays the same across all three is the typical house: many homes here are two-story houses in subdivisions that did not exist a generation ago.

The city grew faster than almost anywhere in the country. It counted about 37,600 people in 2000 and close to 126,000 by 2020, and most of that growth went up along State Highway 288 and out to the west side. Silverlake, an unincorporated master-planned community on Pearland’s edge along 288, opened in 1995, and Shadow Creek Ranch filled in thousands of homes beyond it after that. A lot of those first roofs were installed within a few years of each other, which means whole streets reach the end of a roof’s life at roughly the same time.

That is where we come in. We do free roof inspections in Pearland, give you a free estimate if the roof needs work, and stay in touch with you at every step until the job is done. On a two-story house that usually means the roof, the gutters and sometimes the siding on the upper wall, which is the part of the house you cannot easily see from the driveway.

Roofing, Gutters and Siding in Pearland

Storm Damage Roofing

Pearland is close enough to the coast that tropical systems reach it with real wind behind them. After a storm we get up on the roof, look for lifted and creased shingles, and show you what we found so you can decide what to do next.

Roof Replacement on Two-Story Homes

A two-story roof in a 288 subdivision is steep, high and often cut up with dormers and valleys. We strip the old shingles, deal with whatever problems show up beneath them and put the new roof on, and the crew cleans up afterward.

Gutters

Heavy Gulf rain runs off a big two-story roof fast, and undersized or sagging gutters spill it right at the foundation. When the roof comes off is the easiest time to replace them, since the roof edge is already open.

Siding Above the Brick

If your house is brick downstairs with lap siding on the second floor, that upper siding takes the sun and the wind-driven rain with nothing to shade it. We replace it when it has cracked, warped or pulled loose, and we can do it in the same project as the roof.

Everything else we do is on the services page.

Gulf Weather Reaches Pearland First

When Hurricane Beryl came through in July 2024, weather stations in Pearland logged winds above 70 miles per hour and more than a foot of rain in some areas. City officials compared the damage to Hurricane Ike in 2008. Structural damage across the city was described as minimal, but a storm like that does not have to tear a roof off to shorten its life. It loosens shingle tabs, breaks seals, and pushes water under the edges, and none of that shows from the street.

Wind is not new here. The town took its name from the pear orchards that grew on this land in the 1890s, and the Galveston hurricanes of 1900 and 1915 wiped most of those trees out. If your roof has been through a named storm, a free inspection is the simplest way to find out where it stands.

Two-Story Subdivisions and Their Roofs

Silverlake, Shadow Creek Ranch and the communities around them went up quickly, and a house that has never been reroofed is still wearing whatever its builder put on it. On a two-story house the upper slopes are where wind and sun do the most damage, and they are also the slopes nobody looks at. We check those first.

HOA rules are common in these neighborhoods, so shingle color and gutter color can matter; bring your HOA’s guidelines to the estimate. If there are solar panels on the roof, they have to come off before the new roof goes on and be reinstalled after. We plan for both before the crew shows up.

Insurance After a Pearland Storm

If you think the damage is from a storm, we inspect the roof, show you the damage and explain how the claim process works. You decide whether to file, and the claim is between you and your insurance company. We can meet your insurance adjuster at the house to look at the roof, and once your insurer approves the scope, we do the work to that scope.

Why Pearland Homeowners Choose Roofshire

  • We look where the wind hits. On a Pearland two-story that means the high south and east slopes, the ridge and the rakes, not just the part you can see from the yard.
  • HOA and solar are part of the plan. Tell us about HOA rules or solar panels up front and we build them into the schedule.
  • Roof and gutters in one visit. Big two-story roofs shed a lot of water. We look at the gutters with the roof so the rain ends up away from your slab.
  • Hablamos español. If you or someone in your house would rather talk it through in Spanish, tell us when you call.

Pearland Roofing Questions

Do you work in every part of Pearland, including the Fort Bend and Harris County sides?

Yes. Pearland is mostly in Brazoria County with pieces in Harris and Fort Bend, and we work all of it, from the subdivisions along Highway 288 out to Shadow Creek Ranch on the west side.

My Pearland roof came through Hurricane Beryl looking fine. Should I still have it checked?

It is worth a look. Wind can loosen shingle seals and lift tabs without leaving anything you can see from the ground, especially on the upper slopes of a two-story house. Our roof inspections are free, and we show you what we find.

Can you replace the roof on a two-story house in a Pearland HOA neighborhood?

Yes. Many Pearland homes are two-story houses in HOA communities. Bring any color or material rules your HOA has, and we will plan the roof around them.

I have solar panels. Can you still replace my roof?

Yes. The panels need to be lifted off before the roof is replaced and put back afterward. Tell us about them when you call so we can plan for that step.

Should I replace the gutters at the same time as the roof?

If they are sagging, leaking or too small for the roof, the replacement is the easiest time to do it. We look at the gutters during the free inspection and include them in the free estimate if they need work.

How does insurance work if a storm damaged my roof in Pearland?

We inspect the roof, show you the damage and explain how the claim process works. You decide whether to file, and the claim is between you and your insurance company. We can meet your insurance adjuster at the house to look at the roof, and if your insurer approves the scope, we do the work to that scope.
