Most roof damage cannot be seen from the driveway. Hail bruises and cracked shingles, a lifted edge, a pipe boot that has split in the sun: from the ground the roof looks fine right up until there is a stain on the ceiling. The only way to know what shape your roof is in is to have someone get up on it and look.
That is what our free roof inspection is for. It is printed on our yard signs, and it is where a Roofshire roofing job starts. Someone from our team comes to the house, goes over the roof slope by slope, and then explains what we found in plain terms. If the roof needs work, you get a free estimate. If the roof is in good shape, we tell you that, and there is nothing to sign either way.
We serve greater Houston, from our office on West Greens Road in north Houston out to Spring, The Woodlands, Conroe, Pearland, Missouri City and Fresno. Hablamos español. Tell us when you call.

What We Look At on Your Roof
A proper inspection is more than a glance at the shingles. These are the parts of the roof we check, because they are where problems start.
Shingles
We look for shingles that are missing, cracked, curling or lifted, and for the round bruises and bare patches that hail leaves behind. Granule loss matters too: the granules protect the shingle from the sun, and when they wash off the shingle wears out fast. We check every slope, since storm damage is often worse on the side the weather came from.
Flashing and valleys
Flashing seals the joints where the roof meets a chimney, a wall or a skylight, and valleys carry the water where two slopes meet. Both are common leak points, so we look for rust, gaps, loose metal and sealant that has dried out.
Vents, pipe boots and the ridge
Plumbing vents, roof vents and ridge vents all pass through the roof, and each one has a seal that can fail. Cracked pipe boots in particular are a common cause of small leaks.
Edges and gutters
We look along the eaves and the drip edge, and at the gutters while we are up there. Gutters that are bent, pulling away or full of granules tell us something about both the gutters and the roof above them.
Soft spots and signs of water inside
A section of roof that feels soft underfoot can mean the deck underneath has taken on water. If you have spotted a stain on a ceiling or a damp spot in a room, tell us and we will look at that area from the roof side to find where the water is getting in.
What You Get From the Inspection
A plain explanation
We walk you through what we found, good and bad, and point it out so you are not just taking our word for it. Then we explain what it means: what is normal wear, what needs attention now, and what can wait.
A free estimate, if the roof needs work
If we find something, the estimate is free too. It might be a repair to a few shingles or a piece of flashing, or it might be a full roof replacement if the damage covers the whole roof or the shingles are worn out. We tell you which, and why.
No obligation
The inspection does not commit you to anything. If the roof is in good shape, we say so and you are done. If it needs work, you decide what to do and when.
After a Hail or Wind Storm
Houston gets its share of hail and high wind, and storm damage is some of the hardest damage to spot yourself. One customer wrote that she did not know her roof was damaged until it was inspected.
If a storm has come through your area, an inspection tells you whether your roof took damage and how much. We show you what we found and explain how the claim process works if you are thinking about one. Whether to file is your decision, and the claim itself is between you and your insurance company. If you do file, we can meet your insurance adjuster at the house to look at the roof. The adjuster works for your insurance company and makes the assessment. When to Book a Roof Inspection
You do not need a storm to have a reason. These are the times an inspection is worth the call.
After a stain shows up inside
A brown ring on the ceiling or bubbling paint near an outside wall means water is getting in somewhere. The spot on the ceiling is rarely right under the spot on the roof, so we look at the roof side to find the source. Once the leak is fixed, we can repair the drywall too.
When the roof is getting older
Shingles wear in the Texas sun. If you see curling edges, bare patches or granules collecting at the bottom of the downspouts, an inspection tells you how much life the roof has left and whether a repair will carry it for a while.
Before other work on the outside of the house
If you are planning new siding or gutters, it makes sense to know the condition of the roof first, so any roof work can go on the same schedule.
