New roofs under the pines, planned around the Township’s covenant review before the first shingle comes off.
The Woodlands was built to keep its forest. George P. Mitchell opened the first village, Grogan’s Mill, in 1974, working from a plan shaped by landscape architect Ian McHarg that left as many trees standing as possible. Half a century later, most houses here sit under a canopy of pines and hardwoods, about 28 miles up I-45 from downtown Houston.
That canopy is the first thing we think about on a Woodlands roof. Needles pile up in valleys and behind chimneys, hold moisture against the shingles, and pack the gutters solid. Branches rub and drop limbs in a strong wind. So a roof here wears from the debris that lands on it as well as from the sun.
The second thing is paperwork. The Woodlands is governed as a township rather than a city, and its Residential Development Standards require approval for every roof replacement, not only for a change of color. We plan the job around that from the first visit.
The Township’s standards ask for roofing in muted shades without a color pattern, and they list composition shingles among the acceptable materials. We tell you the shingle style and color we are quoting so you can match it to your application, and the work should not start until that approval is in hand.
A pine canopy drops needles all year, and a Woodlands gutter fills faster than most. When the roof is coming off, we look at the gutters and downspouts too, because overflowing gutters send water back under the roof edge and into the fascia.
A fallen branch can crack shingles, punch through decking or knock a vent loose. We find where the water can get in and repair it, and if the roof around the damage is near the end of its life, we tell you that before you spend money patching it.
When a storm drops limbs or throws hail across the villages, we inspect the roof, show you the damage and explain how a claim works. Whether to file is your decision. We can meet your insurance adjuster at the house to look at the roof, and if your insurer approves the work, we do the job to the approved scope.
Under the 2024 Residential Development Standards, all roof replacement and house repainting needs approval, and the standards say product samples may be required for roofing. Applications go in online through the Township’s Civic Access portal. A survey is not needed for a re-roof that does not add or expand a structure.
Each village, from Alden Bridge and Cochran’s Crossing to Sterling Ridge, has a Residential Design Review Committee of resident volunteers that meets monthly. Build that monthly rhythm into your timeline, and plan for it before a storm leaves you in a hurry.
Trees, Solar and Two Counties
Most of The Woodlands is in Montgomery County, but Creekside Park village lies across Spring Creek in Harris County. The covenant process applies on both sides. Removing a living tree more than six inches across needs Township approval, with the tree flagged when the application goes in, so cutting back the canopy over a roof is its own decision and not something to do on the day of the job.
Solar panels add a step to a re-roof: the panels have to come off before the roof can be replaced, then go back on afterward. If you have panels, tell us when you call so the removal and reinstall are part of the plan from the start.
What Woodlands Owners Get With Roofshire
We plan for approval. We know re-roofing here needs a Township sign-off, and we schedule around it instead of surprising you.
Muted colors, done right. We quote shingles in the subdued shades the standards call for, so your pick starts from the right part of the color chart.
Roof and gutters together. Under this much canopy, the gutters matter as much as the shingles. We look at both.
Kept informed. We keep you posted at every step until the roof is finished.
Do I need Township approval to replace my roof in The Woodlands?
Yes. The Woodlands Residential Development Standards require approval for all roof replacement, even with the same color. Applications go through the Township Civic Access portal, and work should wait until the approval is in hand.
What roof colors are allowed in The Woodlands?
The standards call for roofing in muted shades with no color pattern, and they list composition shingles, tile, slate, stone-coated or standing-seam metal and cement fiberboard as acceptable materials. Your village may have its own criteria, so check yours before you choose.
Can you replace my roof if I have solar panels?
Yes. The panels have to be lifted off before the roof is replaced and reinstalled afterward. Tell us about the panels when you call so that step is part of the plan.
Pine needles keep filling my gutters. Can you help?
We install gutters as well as roofs. If the roof is being replaced, that is the best time to replace worn gutters too, since the roof edge is already open.
How long should I allow for covenant approval before a re-roof?
Each village has a Residential Design Review Committee of resident volunteers that meets monthly, so build that monthly schedule into your timeline. Applying early, before a storm puts you in a hurry, keeps it from holding up the work.
Do you work in Creekside Park?
Yes. Creekside Park is in Harris County, across Spring Creek from the rest of The Woodlands, and our service area covers every village on both sides of the creek.
What Our Customers Say

Jhon (this is how he spells his name) and Britt were great to work with during our roof replacement, they stayed involved during the back and forth with the insurance company to make sure we were treated fairly. The roof was installed with high quality materials by qualified installers. Jhon, Britt or Marlon was always available when needed. The roof job went so well we allowed them to perform a bathroom remodel job for us. I would recommend Roofshire Construction for all of your roofing or remodeling jobs.

Brittany and Jhon are professional and very helpful through the process. They walked me step-by-step, especially with filing a claim with my insurance. Their construction crew worked diligently and the outcome of their was stunning. My new roof and gutters elevated my house. each project was finished within a day. Plus with installation of a roof fan my attic is amazingly cooler. In addition, I had some water damage and Brittany was on it in getting a mitigation team out; Patty is great. I appreciate all their hardwrk in taking care of my prized possession: My two-story house.

Wonderful to work with. They worked with the insurance company and the HOA. We have solar panels and they have a great team that handled lifting and reinstalling the panels so that the roofing team could repair and shingle the roof. The work done is top quality. They whole team, yes that includes sales and every one, communicated with us every step of the way. It was great to see the pride in workmanship as well.
