A new roof is one of the biggest single expenses a homeowner takes on, so the first question is not "who" but "do I actually need one?" Sometimes the honest answer is that a repair will do: a few lifted shingles or a loose piece of flashing can be fixed and the roof has plenty of life left. Other times the shingles are worn through, the storm damage runs across every slope, or the same leak keeps coming back, and another repair is money spent on a roof that is already finished.
Roof replacement is at the center of what Roofshire Construction does, much of it after hail and wind. It starts with a free inspection. We get on the roof, look at it slope by slope, and show you what we found. If it needs replacing, you get a free estimate for the work the roof needs. If a repair will do, we tell you, and you can read about roof repair instead.
Once the job is booked, our crew does the work and cleans up the site, and we stay in touch with you at every step until the job is done. Several customers mention that in their reviews: they knew where the job stood.

Signs Your Roof Is Ready to Be Replaced
No single sign settles it on its own. What we look for is a pattern across the roof, not one bad spot.
Damage on every side of the house
Hail does not pick one shingle. When a storm has bruised, cracked or knocked the granules off shingles on every slope, patching one area leaves the rest of the roof exactly as weak as it was. That is the point where a full replacement usually makes more sense than a repair. Our page on hail and storm damage covers what that damage looks like.
Worn, curling or bare shingles
Shingles age in the sun. As they get older they lose granules, the edges curl or cup, and they stop lying flat. You may see granules collecting in the gutters or at the bottom of a downspout. A roof in that condition can still keep water out for a while, but it is near the end and every storm is a bigger risk.
Leaks that keep coming back
If you have had the same area repaired more than once, or new leaks keep turning up in different rooms, the problem is usually the roof as a whole and not the spot being patched. A stained ceiling or soft drywall is often the first sign inside the house. We fix the roof first, then the room: see drywall repair.
Soft spots and sagging
A roof that feels spongy underfoot, or a ridge line that dips, can mean the boards underneath have taken on water. That is something to have looked at soon, because it gets worse with every rain.
What a Roof Replacement Involves, Start to Finish
Here is how a replacement runs with us, so nothing on the day comes as a surprise.
1. Inspection and estimate
We inspect the roof for free and go over what we found with you. You get a free estimate for the work the roof needs. If you want gutters or other exterior work done at the same time, we include it so you see the full picture in one place.
2. Insurance, if the damage came from a storm
Many of the roofs we replace were damaged by hail or wind. We inspect the roof and show you the damage, and we explain how the claim process works. You decide whether to file, and the claim is between you and your insurance company. If you would like, we can meet your insurance adjuster at the house to look at the roof. The adjuster works for your insurance company and makes the assessment. If your insurer approves the work, we do the job to the approved scope. The insurance claim roofing page goes through this in more detail.
3. Choosing shingles and colors
Before the job is scheduled we go over shingle styles and colors with you. If your neighborhood has an HOA, now is the time to check what it requires. One customer wrote that we worked with their HOA.
4. The old roof comes off
We take off the old roofing, fix what we find underneath and install the new roof. Taking the old roof off is how you see the condition of the wood under it, and we tell you what we find.
5. Flashing, vents and the new roof
Flashing goes in around chimneys and walls, and pipe boots around the pipes, which are the places most leaks start. The vents and ridge vents go on so the attic can breathe, and if you want an attic or roof fan added, this is when it goes in. Then the new shingles go on and the ridge is capped.
6. Clean-up
The crew cleans up the site, and we make sure you are happy with the finished job. One customer mentioned in her review that the crew cleaned up when they were done.
Roof and Gutters, Solar Panels and the Rest of the House
A replacement is the easiest time to deal with everything attached to the roof. Doing it all on one schedule means one contractor, one set of ladders in the yard and one clean-up.
New gutters with the new roof
Gutters hang off the edge of the roof, so the two work as one system. If yours are bent, pulling away or overflowing, replacing them with the roof saves a second trip. One customer had the roof and the gutters replaced together on a two-story house.
Homes with solar panels
Solar panels have to come off before the shingles under them can be replaced. We coordinate the job so the panels are lifted, the roof is done, and the panels are reinstalled afterward. One of our customers with solar described exactly that in their review, along with the way everyone kept them informed through it.
Siding and storm damage on the walls
The same storm that damaged the roof often hit the walls too. If your siding is cracked, dented or loose, we can look at it during the roof inspection and include it in the same estimate.
