Leak repairs and new roofs for Spring homes between Cypress Creek and Spring Creek, a short drive up I-45 from our office.
Spring is not a city in the legal sense. It is an unincorporated, census-designated community in north Harris County, inside Houston’s extraterritorial jurisdiction but outside Beltway 8, with Spring Creek and the Montgomery County line along its northern edge. For us it is one of the closest communities we serve: straight up I-45 from the West Greens Road office.
The town itself was born on the railroad. The International and Great Northern line came through in 1871, and the original townsite is now Old Town Spring, the cluster of shops around Spring-Cypress and Hardy roads. The neighborhoods around it came much later, as Houston’s suburbs pushed north starting in the 1970s.
That timing matters on the roof. A good share of Spring’s houses were built from the 1970s through the 1990s, and plenty of those are on their second or third roof by now, while a large share went up after 2000 and are reaching the age where the first one starts to fail.
On a Spring house that is on an older roof, the usual leak points are cracked pipe boots, tired chimney flashing, and patches someone made years ago that have worn out. We trace the water back to where it gets in, fix that spot, and tell you honestly if the roof is past repairing.
When a repair will only buy a season, a new roof is the better spend. The worn roofing comes off, anything damaged under it gets fixed, the new roof goes on, and our crew cleans up once the work is finished.
A roof leak often shows itself as a brown ring on the ceiling before anyone notices a problem up top. Once the roof is sealed, we cut out the wet drywall, replace it and finish it.
Where big trees hang over the house, leaves end up in the gutters, and a clogged gutter pushes water back under the shingles at the eaves. If the roof is being replaced, it is the right time to replace the gutters too.
Two creeks frame the Spring area. Spring Creek runs along the Harris and Montgomery county line, and Cypress Creek crosses I-45 and flows east to join it. Pundt Park sits on Spring Creek, and its trails are part of the Spring Creek Greenway.
Creekside lots and wooded streets get more shade than open ones, and shade slows the drying after a rain. A roof that stays damp tends to grow algae streaks and moss on its shadier slopes. If yours looks streaked, a free inspection will tell you whether it is only cosmetic or the shingles underneath are breaking down.
Unincorporated, With Harris County as the Local Government
Because Spring has no city hall of its own, residents deal with Harris County for most local matters, and a neighborhood may also have a homeowners association with its own exterior rules. If you have an HOA, check its guidelines for roof color before you pick a shingle.
“Spring” on a mailing address covers a lot of ground, from Old Town to subdivisions miles away from it. If you are not sure whether you are close enough, call (832) 995-0575 and ask.
Why Spring Neighbors Hire Roofshire
We are nearly neighbors. Our office on West Greens Road is a short trip up I-45 from Spring.
Repair first, if repair will do. If fixing the leak is enough, we tell you so.
Roof and ceiling, one contractor. We fix the leak at the roof and then the drywall it damaged inside.
Cleanup is part of the job. When the work is done, the crew clears the site before leaving.
Spring has no city government. Who sets the rules for my roof?
Spring has no city government of its own, so Harris County is the local government. Many neighborhoods also have an HOA, so check its guidelines for roof color before you choose a shingle.
How far is Spring from your office?
Not far. Our office is on West Greens Road in north Houston, and Spring is a short drive up I-45.
My roof leaks in one spot. Do I need a whole new roof?
Not necessarily. We find where the water gets in and repair it. If the roof is near the end of its life and a repair would only buy a little time, we tell you that plainly so you can decide.
The leak stained my ceiling. Can you fix that too?
Yes. We repair the roof first so the leak stops, then replace and finish the damaged drywall inside.
Do you work near Old Town Spring and along Cypress Creek?
Yes. We work across the Spring area, from the streets around Old Town Spring to the neighborhoods along Cypress Creek and Spring Creek.
